We start with the market, not the site. Submarket-level rent, supply, and demographic analysis informs which sites we pursue, what we build there, and how we'll operate it once delivered. The diligence document we open with is the same one our operations team will reference five years in.

Design & underwriting

Design oversight with construction and operations at the table. Unit mixes, amenity programs, and finish levels driven by what we know leases — not what looks good in renderings.

Equity and debt structured for the asset, not the model. Long-cycle institutional partners and regional lenders who know us by name.

Construction delivered in-house by Deva Construction — the same firm that underwrote the budget is accountable for delivering it.

Deva Management is involved from pre-construction. By opening day, the property already has a marketing plan, a pricing model, and the team to execute both.

Mixed-use, selectively

Mixed-use only where retail or hospitality demand strengthens residential performance — not the other way around. We don't add ground-floor retail because the rendering needs more activity.
