Deva's principals began with residential development in Staten Island, New York in 2000 — starting with a multifamily building on Olympia Boulevard. That early work formed the foundation for the firm's expertise in site acquisition, project financing, construction execution, stabilization, and long-term asset management. Deva Real Estate Development was formally established in 2018, headquartered in Brooklyn, with development activity focused on Philadelphia.
Vertically integrated means the same team that underwrites a deal builds it and operates it. Five practices live under one roof — development, acquisitions, construction, property management, and residential operations — alongside our sibling firm Deva Capital, a nationwide private lender. No handoffs, no finger-pointing; the principals are accountable from site selection through stabilization.
Our growth has been deliberate. Current pipeline includes 144 units entitled or under development across Philadelphia, anchored by the 93-unit institutional multifamily project at 1510 W Allegheny. We expand into a market only when we can do so with the same quality and attention as our home region, and we measure success in long-term performance rather than short-term throughput.
